The real estate market in Bucharest and Ilfov created in 2024, despite the difficult economic context. According to a recent report by IO Partners, discussed in the latest edition of the ZF Real Estate by Storia, all market segments – demand, offer and prices – have registered important pluses. However, experts warn that the growth rate could be tempered in 2025, against the background of economic and fiscal challenges. «The number of residential transactions has increased by 5% in Bucharest and 26% in Ilfov, which reflects an increased interest in the homes in the peri -urban areas. Ilfov is on the wave and develops more and more, being helped by infrastructure and the concept of hybrid work. We see a clear tendency of buyers who are looking for more space, more than Bucharest,» explained Andreea Hamza, Head of Residential Advisory at Io Partners. She added that in Bucharest, the offer of new housing is reduced, and the existing ones are becoming more expensive and harder to access. Inflation, low economic growth and tax increase are factors that directly influence housing prices. According to the report, the average price per useful square meter reached 1,927 euros in Bucharest, marking a 20% increase compared to the previous year. If we find high prices, it's not just an impression – they are. «The market has evolved rapidly, and in recent years, the demand has exceeded the offer, which has led to these accelerated increases,» Hamza said. Sector 1 remains the most expensive, with prices of about 3,500 euros/sqm, followed by sector 2 with 2,350 euros/sqm and sector 3 with 2,225 euros/sqm. At the opposite pole, sector 6 is the most accessible, with an average price of 1,650 euros/sqm. Although 2024 was a year of accelerated growth, the end of last year marked a decrease in the number of transactions, which continued in January 2024 with a 20% reduction compared to the previous year.Read the full article on Business Magazine.
