The local real estate market recorded nearly 14,400 housing transactions, 5% more than in the same month of 2024. It is the fourth consecutive month of growth and the second as a volume of this year transactions, after July, shows an analysis by the Ride based on the data from the National Agency for Cadastre and Advertising (ANCPI). The percentage increase was lower than the 17% advance recorded in July 2025, after the entry into force of the new standard 21% VAT share applied to real estate transactions. At the same time, the History data show that, in August, the prices of the apartments were 12% higher than in the same month of 2024, while the interactions between buyers and sellers decreased slightly, signaling greater prudence from buyers against price increase. In the Capital, ANCPI reported almost 4,700 transactions, up 15.3% compared to August 2024, a three times higher rate than the national average. The Storia report shows that, outside the capital, only two large real estate markets recorded increases: Iasi (plus 12.2%) and Constanta (plus 4.9%). In the other analyzed centers, the number of transactions decreased: Brasov (minus 0.4%), Timiş (minus 2.6%), Cluj (minus 9.5%) and, most, Ilfov (minus 14.8%). Iasi and Ilfov registered about 650 transactions each, and the other mentioned counties were generally between 700 and 800 transactions. «If in July I noticed a strong increase in contacts (29%), against the backdrop of buyers to benefit from the old VAT rate, in August, even though the number of ad views was higher (14% compared to last year), the direct interactions between the potential buyers and owners have decreased easily (this minus). Timişul recorded over 6,000 transactions, but down 2.5%. Ilfov had 5,700 transactions (plus 4.8%), and Brasov a similar level, but with a decline of 7%. In Iasi the highest decrease was registered: minus 21%, to about 4,800 transactions. At the level of the first eight months of the year, the number of active mortgages reached almost 61,000, corresponding to an increase of 12.7%compared to January – August 2024. The real estate market in Bucharest registered over 18,000 active mortgages (plus 2.8%), while the big counties generally reported percentage increases consisting of two digits (plus 46%), plus 28%) 27%). It should be mentioned that the number of active mortgages reported by ANCPI each month also includes refinancing mortgage loans. ANCPI does not offer a separate statistic for the latter, but usually many people choose to refinance their mortgage loans to benefit from a period of 3-5 years of fixed interest.
