About 74,500 dwellings were sold nationally in the first six months of this year, down 3.4% year/year, while in Bucharest and Ilfov the decrease was 7.9%, a report of the real estate consulting company SVN Romania based on the statistics of the National Agency for Cadastre and Real Estate Advertising (ANCPI). The decrease from the regional level was determined by the decrease in Bucharest, of about 10% in the first half of 2025, while the residential sales registered in Ilfov between January-June increased by 5% compared to the first semester of 2024. The different annual variations of the two areas can also be explained by decreasing the stock of new housing in Bucharest neighboring capital. «2024 has brought the lowest number of homes completed in Bucharest and the surroundings registered in the last five years, and for 2025 we estimate a small volume of deliveries, which already shows its negative effects and on the sales of housing in the region. Compared to the one in Bucharest, several homes were sold in the first half of 2025 compared to the similar period of 2024. And, unfortunately, the situation of deliveries in Bucharest will not improve in the short term ”, says Andrei Sârbu, CEO of SVN Romania. The SVN report shows that in S1/2025, Constanţa was the largest regional residential market, according to the number of housing sold (except the Bucharest -Ilfov region), registering an advance of 23.6% in the first semester of 2025 compared to the same period of 2024. On the next position there is the county of Timiş, Previously Cluj occupies the next step, with an advance of 12.7% of the sales of residential units in the first half of this year compared to the same period of 2025, while in Brasov there was a decrease of 9%. In the six years of activity, SVN Romania has traded over 11,000 homes, with a cumulative value of over one billion euros. At the international level, SVN has over 200 offices in eight countries and regions, operating over 2,200 real estate consultants and administrative personnel.
