Upvest clients offer participation on an intermediate loan for the Residence Anilinka project

Residence Anilinka, Source: UPves UPvest, which belongs to the Komerční banka group and is a financial partner of important real estate projects, currently offers its clients the opportunity to participate on the intermediate design loan for the construction project of the Anilinka residential project. The project is implemented by IP Polná developer in Prague's Strašnice. The project is created on the brownfield territory of the historical color production plant. It has a building permit and is currently being demolished of the original buildings and excavation of the construction pit. Metrostav will be in charge of the construction of a new residential project with commercial grounding and will take place from June 2025 to the end of 2027. There will be a total of 246 apartments with 1+kk to 4+kk. The total sales area of ​​the apartments will be more than 9,000 m2. In addition, there will be almost 800 m2 of retail sales area in the building, which will be divided into 3-4 commercial units and there will be 125 garage parking in the project. «The most important representation in the housing mix will be units with a layout of 1+kk, which make up 58 % of the total apartments. The second highest representation has 2+kk units. The project is therefore in line with the market trend and focuses on small -scale units. The Senior creditor of the project will be Komerční banka. The mezzanine loan upvest in the total amount of CZK 140 million is divided into two tranches (A and B). The mesanin loan is provided for the purpose of financing part of the project costs and refinancing part of their own resources of the credit already invested in the project. The subject of the current fundraising is tranš and CZK 80 million. The supposed maturity of the mesanin loan is approximately 39 months. The loan can be repaid no later than 31.7.2028. The interest rate is agreed as a floating (3m PRIBOR + 5.0 % PA), but at least 7.5 % PA. The minimum investment is set at CZK 5,000. IP Polná has been operating on the construction and development markets since 1995. It has been building apartment buildings in attractive places in Prague in the field of development projects.
